Chain-Flail Milling and JetVac extraction
The Retreat
Commercial Drainage Clearance - Hospitality Site
Project Overview
Clearline Drainage was commissioned to investigate ongoing drainage issues at The Retreat following an initial CCTV survey in August 2026.
The survey identified significant scale, grease and fat deposits throughout the kitchen discharge and treatment system, restricting flow and preventing a clear assessment of sections of the drainage.
The objective was to remove the accumulated material, restore the system to full working order and establish the underlying cause of the recurring build-up.
Our Approach
A programme of specialist remedial cleaning was carried out using chain-flail milling, high-pressure water jetting and JetVac extraction.
The combination of mechanical cleaning and high-pressure jetting allowed hardened deposits to be broken down, while the JetVac tanker removed loosened material from the system rather than simply moving it further downstream.
The drainage was then checked following clearance to confirm that flow had been restored.
What We Found
The works successfully removed the accumulated scale and fat deposits and returned the affected drainage to a free-flowing condition.
The investigation also identified the likely reason for the recurring problem.
Kitchen fat discharge, combined with inadequate fall within sections of the kitchen drainage, was allowing grease and deposits to settle within the pipework rather than being carried effectively through the system.
Outcome
The immediate blockage and build-up were successfully removed and the drainage returned to normal operation.
However, rather than treating the clearance as the end of the issue, Clearline identified the underlying drainage gradient as the key long-term concern.
We recommended correcting the fall of the affected kitchen drainage when practicable, together with six-monthly CCTV inspections of the kitchen discharge runs in the meantime to monitor performance and identify further accumulation before it develops into another significant blockage.
