Residential Drainage Condition Survey
Stoneleigh Park
Weybridge
Project Overview
Clearline Drainage was instructed to undertake a CCTV drainage survey of the foul and surface water systems serving the Odd and Even residential apartment blocks at Stoneleigh Park, Weybridge.
The objective was to establish the condition of the existing drainage infrastructure, identify any defects affecting performance and provide recommendations for future maintenance and remedial works.
Our Approach
Our engineers carried out a comprehensive CCTV investigation of both foul and surface water drainage networks across the development.
The survey included:
CCTV inspection of accessible drainage runs
Assessment of structural condition
Identification of root ingress and service defects
Mapping of drainage connectivity
Production of a detailed condition report with recommendations
The investigation also confirmed that the two residential blocks operate largely as separate drainage systems, only combining at the downstream connection to the road main.
What We Found
The foul drainage systems were generally serviceable, with isolated defects including cracking, open joints, displaced joints and localised root ingress.
The surface water systems were found to be in significantly poorer condition, with widespread defects including:
Extensive root ingress
Heavy silt and debris accumulation
Standing water
Bellied pipework
Multiple crack formations
Survey sections inaccessible due to deposits and root masses
Several sections could not be fully surveyed because of the extent of the obstructions present.
Outcome
The survey provided the client with a clear understanding of the condition of both drainage systems and established a phased strategy for improvement.
Due to the extent of root ingress and deposits within the surface water networks, a full JetVac tanker clean was recommended as the next stage, followed by a CCTV re-survey to expose any hidden defects and accurately scope the structural repairs required. This approach will allow the drainage systems to be restored and maintained effectively for the long term.
