Parade Park Hotel
Bath
Project Overview
Clearline Drainage was appointed by a commercial fit-out specialist to complete a CCTV drainage survey at the Parade Park Hotel in Bath ahead of an internal refurbishment. The objective was to assess the condition of the existing foul and surface water systems, support project planning, and ensure no hidden drainage issues would affect delivery timelines or post-completion performance.
Our Approach
To provide a complete picture of the drainage infrastructure, our team:
Carried out a full CCTV inspection of all accessible systems
Mapped three separate and unconnected drainage networks across the site
Inspected a range of pipe materials, including clay, PVC and cast iron
Used WRc-compliant defect coding to identify and prioritise structural issues
Delivered detailed drainage layout drawings for use by fit-out and M&E contractors
Outcome
The survey revealed a number of issues across the network, including ageing pipework, root ingress and inaccessible chambers. By identifying these risks early, Clearline Drainage helped the fit-out team plan remedial works alongside the wider refurbishment programme. Our report provided:
Full visibility of drainage condition across a multi-level, operational hotel
A prioritised list of recommended actions to reduce disruption and future risk
Accurate system maps to support coordination between trades
A reliable drainage strategy that aligned with site constraints and programme requirements
